Structure Evaluation Engineers, Inc. was retained to perform exterior facade evaluation and repair of the ten-story historical office building (Medical Art Building) with 100% terra cotta facade in Oak Park. SEE issued a comprehensive report addressing problems associated with terra cotta facade and windows, and presented repair recommendations and cost estimates for the recommended repair program. After reviewing the investigative report, our client authorized us to prepare bid documents for the rehabilitation of the terra cotta facade. SEE assisted our client in obtaining bids and selecting the contractor. SEE provided contract administration and oversaw the rehabilitation work.

Evaluation and Repair of Exterior Masonry walls
Oak Lawn, Illinois

Structure Evaluation Engineers, Inc. was retained to perform exterior facade evaluation of three buildings at the Modern Aire Apartment complex. The apartment complex included three buildings with 81 units. SEE reviewed problems associated with the masonry walls, precast balconies and walkways. We issued a comprehensive report addressing problems associated with each building and presented repair recommendations and cost estimates for the recommended repair program. After reviewing the investigative report, our client authorized us to prepare bid documents for the rehabilitation of the exterior masonry and balcony repair. SEE assisted our client in obtaining bids. Due to the high cost of the repair work our client decided to sale the buildings.

South Commons
High-rise Buildings

Structure Evaluation Engineers, Inc. was retained to perform exterior facade evaluation of five high-rise buildings at the South Commons complex. SEE issued a comprehensive report addressing problems associated with each building and presented repair recommendations and cost estimates for the recommended repair program. After reviewing the investigative report, our client authorized us to prepare bid documents for the rehabilitation of the high-rise buildings. SEE assisted our client in obtaining bids and selecting the contractor. SEE provided contract administration and oversaw the rehabilitation work.

West Suburban Hospital
Water Infiltration
Oak Park, Illinois

SEE was retained to evaluate and repair water infiltration at the professional building. This office building was built a few years ago and has had water infiltration at every level. SEE initially reviewed a limited number of window shop drawings and architectural drawings to understand the design, installation and anchorage details, and air and water weep system. Then we briefly reviewed existing condition of the building and selected a tier that appeared to be the worst to perform a detail evaluation. SEE performed water testing from swingstage scaffolding to determine approximate locations of water infiltration. A masonry contractor removed masonry at these locations in order to evaluate the hidden condition and detailing. SEE discovered that the flashing details were improper. We prepared a new flashing detail with new flashing material and anchorages. After completion of the repair we performed water tests to verify watertightness. Based upon successful repair SEE recommended allocating funds to repair water infiltration at the remaining areas of the building.

Condominium Association
Sliding Door Evaluation and Replacement
Chicago, Illinois

Based on the Board’s decision, two sample doors from two different window manufacturers were installed to evaluate their performance before replacing the existing balcony sliding glass doors.
SEE was retained to evaluate the performance of the sample doors as well as the existing sliding doors and make recommendations. SEE performed a field evaluation, conducted water testing, reviewed the manufacturer’s information and discussed the client’s needs. The performance of the doors was judged based on their maximum structural load capacity, water resistance, air infiltration, thermal transmittance, and condensation resistance. SEE issued a comprehensive report that included findings, comparison, conclusions, and recommendations with improvements. The Association retained SEE to oversee the replacement of the balcony sliding doors.

Wheaton Center
Exterior Facade Rehabilitation
Wheaton, Illinois

SEE provided specialized structural evaluation of two high-rise buildings with a total of 460 apartment units at Wheaton Center. Our investigative report addressed problems associated with exterior facades and balconies, provided corrective measures including concrete repairs, coating and waterproofing, and presented estimated costs for the recommended repair program. Our client authorized SEE to prepare bid documents for Phase I of the construction which included exterior facade rehabilitation and coating. Due to budgetary constraints, our client decided to coat the buildings until funds become available to perform the necessary repairs.

High-rise Window Replacement

The existing aluminum framed windows and sliding glass doors on a residential high-rise building had reached the end of their useful life.
SEE was retained to evaluate and prepare detailed specifications for new high performance architectural rated replacement windows and doors. After evaluating different manufacturers products, SEE selected three manufacturers whose products met the requirements of the project. As part of the bid process, manufacturers were required to install an actual replacement window and door system on the high-rise. The windows and doors were then field tested for air and water infiltration (witnessed by SEE) per the American Architectural Manufacturers Association Standards. A manufacturer and contractor were selected and SEE was retained to review shop drawings, structural design calculations, and other submittals as well as perform field engineering services during window replacement.

Milwaukee, Wisconsin

Blackhawk Stone was selected by Wisconsin Electric Power Company to provide intricate cast polymer simulated stone cornice pieces to replace the existing stone cornice on their historic building in Milwaukee, Wisconsin. Blackhawk Stone retained
SEE to design an anchorage system to securely suspend the large simulated stone pieces 80' above the public sidewalk surrounding the building. The anchorage system had to be easy to install, carry the weight of the pieces and wind loads, all while allowing each cast polymer piece to freely expand and contract with temperature changes at a rate 13 times greater than that of limestone. SEE performed structural calculations, complete anchorage system design and prepared drawings for the simulated stone anchorage system.

Precast Concrete Balcony
Railing Walls Evaluation
Chicago, Illinois

When a series of high-rise and low-rise buildings were being renovated,
SEE was retained to evaluate the structural condition of precast concrete balcony railing walls and their anchorages. The structural integrity of the railing walls was questionable due to observed corrosion of the anchorages. SEE performed a field condition survey and selected representative anchorages for removal and laboratory testing. Based on the results of the evaluation, SEE determined a number of repair options including complete replacement and evaluated initial construction cost and expected life for each repair option. After reviewing this information, the owner made an informed decision to install all new architectural aluminum railing systems. SEE was retained to design the new railing system and anchorages, and review shop drawings for the new railings.

Exterior Masonry Wall Evaluation
Crystal Lake, Illinois

Structure Evaluation Engineers, Inc. was retained by RFS Hotel Investors to evaluate cracking of this six story load-bearing masonry structure. After extended monitoring and review of construction drawings, SEE determined that daily and seasonal fluctuations in temperature caused the structure to crack in areas subject to differential temperature change. SEE provided an extensive report giving our findings, conclusions and the most practical methods for limiting further deterioration. SEE designed structural restraint systems which accommodate thermal movement for portions of the building which were structurally compromised.

Cerestar USA, Inc.
Condition Assessment of Refinery Buildings
Hammond, Indiana

SEE was commissioned to assess the existing condition of four refinery buildings located within the Cerestar USA facility. The objective of our assessment survey was to identify visible structural and related deficiencies and make recommendations on the overall condition of each building. The buildings were constructed at different times ranging from 1907 to 1962. Based on the operational requirements and the extent of deterioration in each building, SEE concluded that only one building could be repaired cost effectively and it would be most cost effective to demolish and re-construct the other three buildings. Due to the severe deterioration observed, SEE made emergency recommendations that included immediate shoring and implementation of a monitoring program until repairs are made or the buildings are demolished. Our client hired SEE to oversee the installation of the emergency shoring and monitor the buildings until funds become available.

Masonry Wall Collapse Evaluation
St. Charles, Illinois

During a severe storm, a masonry wall of a four unit townhouse under construction collapsed. The collapse severely damaged a substantial portion of the structural framing for three stories including roof framing as well as an interior concrete foundation wall.
SEE performed a field evaluation to assess the extent of the damaged areas. All structural framing for two units was removed. SEE determined that the remaining framing was undamaged and had remained vertically plumb. SEE also reviewed the foundations in the affected area and determined that no significant structural movement or damage was sustained. SEE designed a reinforced masonry wall to replace the collapsed interior concrete wall. SEE’s rapid evaluation and replacement wall design allowed the construction to continue with minimal delays.


Marcal Paper Mills, Inc.
Exterior Masonry Wall Evaluation
Chicago, Illinois

Upon receiving a citation from the building department, Marcal Paper Mills contacted SEE to perform an evaluation of the condition of an exterior masonry wall adjacent to a public sidewalk. SEE performed a field evaluation which consisted of accurately documenting vertical profiles of the wall at regularly spaced intervals as well as performing selective observation openings in the wall to observe mortar condition, wall thickness, and condition of steel lintels. Our findings indicated that the wall was severely deteriorated and had leaned and bowed up to 4" in various areas due to significant amounts of water entering the wall and deteriorating the mortar in the past. SEE recommended complete replacement of the wall as the most cost-effective repair solution.

Feasibility and Cost Analysis
for Corn Silos
Hammond, Indiana

Structure Evaluation Engineers, Inc. was retained to perform feasibility and cost analysis for 14 concrete corn silos. Our client wanted to maintain these silos for a period of five years. SEE developed a comprehensive list of necessary structural repair items for each silo that will allow operation for five years. Also, SEE prepared a detailed cost analysis for various alternates that helped our client to plan and budget for future expansion and modification.

L.J. Sheridan Company
Luxury Apartment Complex
Chicago, Illinois

Structure Evaluation Engineers, Inc. was retained by L.J. Sheridan Company to evaluate a floor settlement problem inside a new luxury apartment complex in Chicago, Illinois. Through field investigation and soil sampling, we determined that 4 feet of sand fill had been placed on the site and was not properly compacted. As the sand consolidated under its own weight as well as the applied loads, settlement occurred. SEE provided a written report giving our findings, conclusions, and the most practical method of preventing further settlement. Following the successful implementation of our recommendations. SEE were further retained to evaluate floor settlement in an apartment on the opposite end of the complex. Field investigation and soil sampling indicated that loose rubble fill had been placed beneath the slab on grade in this area. Consolidation of this fill, coupled with cracked drainage pipes and migration of fine soil particles within the soil was determined to be the cause of the settlement. SEE prepared a written report that included our findings and conclusions and produced detailed repair documents for soil treatment and replacement of the slab on grade in the affected unit.

Capital Reserve Study
Tinley Park, Illinois

SEE was retained to perform a capital reserve study for two buildings with 24 units located in Tinley Park, Illinois. The study was initiated as a result of converting the units to condominiums. SEE performed a field condition survey of common structural, mechanical, electrical, plumbing, and fire protection items as well as individual unit mechanical, electrical, and general maintenance items. A comprehensive report was issued that included a summary of each element and schedules for common and general maintenance elements. The schedules included description, approximate age, condition of the item at the time of review, average useful life, approximate number of years until repair or replacement, and estimated repair or replacement cost for a twenty year period. The report also included a 1 to 10 year fund allocation schedule for the common structural, mechanical, electrical, plumbing, and fire protection elements.

Flag Pole Evaluation
Chicago, Illinois

SEE performed a structural evaluation of the flag pole that was mounted on the roof of a 16 story building. The flag pole consisted of nine telescoping steel tube sections with a total height of 160 feet. Ultrasonic thickness testing was performed to determine pole wall thickness and to identify hidden corrosion of the pole. SEE recommended strengthening the pole at several locations due to corrosion. The investigative report included findings, recommendations, cost estimates and cost for removing the flag pole completely. Our client decided to repair the flag pole. SEE prepared repair documents and oversaw construction work.

Pool Gutter Renovation and Lining
Chicago, Illinois

The existing steel pool gutter which incorporated an integral deck drain was severely deteriorated. In particular, the separation plate between the two gutter systems was extensively corroded. Hence, gallons of treated pool water was lost every day. Additionally, runoff water entering the deck drain was infiltrating and contaminating the pool water. No construction information was available on this unique 25 year old steel wall and concrete base pool.
SEE developed an evaluation program to investigate and rehabilitate the pool. Our solution replaced the old steel gutter with an efficient self skimming stainless steel gutter and included installation of a 60-mil thick reinforced PVC pool liner.


Village Shopping Center
Evaluation and Study of Walkways
Chicago, Illinois

Exterior reinforced concrete walkways provided access to the second floor stores. The walkways were cantilevered from the building and exhibited concrete deterioration. Our client wanted to know if the walkways and stairs could be repaired or need to be replaced. They also wanted to know if the construction work could be performed without closing access to the second floor especially to the restaurants which are open for breakfast, lunch and dinner. After reviewing field conditions and considering ADA requirements,
SEE concluded that it was most cost effective to replace the walkways and stairs. Several different options were studied and it was determined that precast concrete walkways serve our client’s needs best and access to the second floor will be maintained at all times during construction.


Royal Glen Condominium Association
Swimming Pool Rehabilitation
Glen Ellyn, Illinois

When the existing pool supply piping was no longer functioning properly, our client retained the services of
SEE to design a rehabilitation program to allow use of the pool. The pool supply piping buried under the concrete pool was severely corroded and had to be replaced. To access the deteriorated piping, a trench was cut through the concrete down the center of the entire pool. SEE designed a new PVC buried piping system as well as the necessary reinforcing to structurally tie the pool back together. Other concrete repairs and sealant replacement was specified. The pool was back in operation and functioning properly after rehabilitation.

Structural Slab Conduit Trench Evaluation
Chicago, Illinois

Structure Evaluation Engineers, Inc. was retained to evaluate the structural integrity of a supported slab in which conduit trenches were chipped into the concrete to allow new conduit placement. SEE performed a field investigation and reviewed structural drawings. Our evaluation determined that the slab was a composite steel and concrete system. SEE issued a report detailing repair procedures and materials which addressed the size and location of new conduit to be placed in the trenches, the treatment of exposed shear studs, the preparation of trench surfaces for repairs, and proper repair materials.

Cantilevered Entrance Canopy
Evaluation and Repair Design
Wilmette, Illinois

When corrosion had taken its toll on portions of two 10' x 15' steel framed cantilevered entrance canopies, the 1630 Sheridan Corporation contacted
SEE to evaluate the condition of the canopy. SEE visited the site and performed a field condition survey of the canopy main framing members. The open top steel gutter system around the canopy skylights and the main structural frame anchorage bolts were severely deteriorated. Upon completion of the field condition survey, SEE designed repairs to the corroded gutter system and supplemental anchorages to properly transfer the cantilevered canopy loads to the supports. SEE issued a report which contained our field observations, conclusions, and detailed repair recommendations for the two canopies.


Investors Home Reality
Evaluation and Repair Design for Exterior Balconies
Elgin, Illinois

Investors Home Reality retained
SEE to evaluate the cantilever exterior timber balconies on three separate buildings. The cantilever timber balcony joists were the continuation of non-pressure treated floor joists within the building. SEE performed a field condition survey to document the extent of deterioration on the cantilevered joists. SEE designed an innovative repair detail for the joists that did not have deterioration beyond the mid point, be repaired from the exterior thereby resulting in a substantial savings to our client. For the joists with deterioration over the full cantilever length, SEE designed a repair that minimized the work within the buildings.

Joliet, Illinois

SEE was retained to evaluate termite damage to the first floor level timber framing of this property. After evaluating the existing condition of the beams and columns, SEE concluded that the extent of termite damage was wide-spread and structural members had suffered significant damage. It was determined from our evaluation that the floor boards could remain, but the floor joists needed replacement. SEE recommended repair options that allowed continued use of the retail unit above during the repair process, minimized disruption of utilities routed beneath the floor, and did not restrict headroom in the basement below.

When a mortgage company was considering purchasing the existing Village Hall Building in Woodridge,
SEE was retained to do a prepurchase assessment of the roofing, masonry facade and roof structural framing. SEE performed field observations to identify and document areas with visible deficiencies. Following documentation, SEE prepared a detailed report which described the general condition of the elements observed and listed all observed deficiencies. Our report also included a comprehensive repair cost estimate to help our Client in negotiating the final purchase price.


Madison Warehouse Corp.
Existing Condition Assessment
Joliet, Illinois

SEE was retained to assess existing conditions of the floor and precast wall panels at this 480,000 square feet warehouse building. The new warehouse building showed wall panels movement and floor settlement that hindered the forklift traffic. Hence a grouting contractor was retained to mud jack the floor slab. After mud jacking the floor slab exhibited cracking and precast wall panels showed movement. SEE was asked to review existing conditions and make corrective recommendations. After assessing the existing condition and reviewing the designed documents SEE determined that the precast wall panels were not anchored to the foundation properly and mud jacking made the conditions much worst. Many of the precast wall panels were moved out at the bottom by more two inches. We recommended a comprehensive repair program along with cost estimate.

Evaluation and design of exterior walls
West Chicago, Illinois

SEE was retained to evaluate and design structural modifications to the exterior wall of an industrial building being converted to office space. The evaluation and design included the removal of existing structural framing members in the wall to allow for installation of eight new windows up to 17' long and 4' tall. SEE analyzed the existing framing and designed new framing to efficiently transfer the loads from the removed existing framing and new window systems. Additionally, SEE designed a strengthening system to support deficient original roof framing near the new window openings.

SEE was retained to do a prepurchase assessment of the floor slab, precast wall panels and roof framing of this new warehouse building in Joliet. The warehouse building was approximately 280,000 square feet. SEE performed field observations to identify and document areas with visible deficiencies.
